After many negotiations with my parents and the seller, it looks like we're accepting the seller's final price on the townhouse (which is more accurately, half of a duplex) in Ladd's Addition. It's not all done yet - there will need to be a home inspection (given how well it's been renovated, this is likely a formality) and having a lawyer looker over the seller's rather arcane and impressively long contract (hopefully this will be a formality, but perhaps not). If all that goes well, closing will be the last week of February.

An interesting side-note about my own psychology - immediately before making a decision and immediately after it's been made, but before it's absolutely final, I grow worried if this choice is in fact the correct decision and look around for superior alternatives - this applies to everything from selecting a dwelling to ordering a meal at a restaurant. In this case, the only potentially better alternative would be to keep looking for an even better house or townhouse, but that's more of gamble than any of us feel like making w/o a very good reason.

It's one of the biggest purchases anyone ever makes. A certain degree of nervousness and glancing around at other options is to be expected, IMO. In fact, even after purchase, I still thought about houses I didn't buy and wondered what living in them would have been like.
